I’m looking for a knowledgeable person on the subject of taxes and LLCs. Somebody who is willing to donate some of their time or even just have a conversation through text/email.

I understand everyone is very busy, but this would be greatly appreciated. I have recently started working as a 1099 contractor, at 20 years old.

I do not have strong knowledge on these subjects, and was never taught about them from family, or school. I do have some books on them I will be getting to after I finish “Extreme Ownership” by Jocko Willink and Leif Babin.

(Any book recommendations welcome!)

Is owner financing the best way to get into a real estate investment property with no money down? 

Can you get an owner-financed deal, say for $750 a month, and rent out the property to tenants for $1000? So the owner gets paid for the property he is getting rid of, and you are now owning a tenant-occupied investment property.

Trying to learn more about real estate investing, and I am almost complete my real estate pre-licensing courses. Excited to begin a journey in real estate, and want to get an investment property in my portfolio.

@Vincent Garman I have been taking the pre licensing courses and am almost complete them. I have also drove for dollars around my neighborhood as well as purchased propstream and searched properties, but I never took the next step and cold called or mailed properties. I have been reading books to educate myself more, I just completed “Investing in Real Estate with Low (and No) Money Down” by Brandon Turner, as well as “The Book on Estimating Rehab Costs” by J Scott. I plan to start actually following through with wholesaling, while completing the courses, and furthering my education.

Hello BP, my name is Joshua, I am looking to begin my real estate career at a young age (19). I am considering wholesaling as a way to build capital, while also taking real estate licensing courses online. If anybody could recommend me to any wholesaler title companies in the Delaware County, PA area, or how I can go about choosing a good one. Please share any tips or advice for me down below as well, I am very open-minded and would like to gain any knowledge I can. Thank you to all the BP members that share their successes and failures, as I highly appreciate the information on these forums daily.
