hm.. I would imagine that corporations/LLCs prosper from having brokerage arms attached to their business because they can count on them to be reliable. There is probably an arrangement for the LLCs to pay their brokers for a portion of profits for each deals that close. There is probably also an arrangement for the brokers to specially focus on the work for the corporations/LLCs.

It's also possible to send out direct mail letters asking for people who are interested in selling properties. Yellow letters tend to have a great response rate due to their personal nature.

It's also possible to just keep the property and continue to rent it, pulling out cash from it with a refinance, which also allows you to avoid taxes at the same time.
