These are off market leads

My VAs qualify the lead based off motivation, timeline, and price. They all play a role in determining whether its a hot/cold/warm lead. I have a CRM setup, but no metrics outside of that setup just yet. Its been a month and a half since they started generating me leads.

My current markets are Virginia and S. Carolina.

I have built relationships that allow me to leverage other peoples resources like dispo teams and TCs. Want to build upon that of course.

Im thinking the split can be 50/50. I don't have a problem with that at all, I'm more interested in working alongside someone while learning than the profits.

I decided to jump into the deep end with taking action and hired some VAs that's generating me a ton of leads. My problem is I prefer not to do the calling and I suck at it, but I don't want to lose these leads that my VAs are bringing in. Willing to JV with someone who can close all these leads and possibly continue building a business with.

Hi everyone!

My name is Josh Byrd, a current native of Rock Hill, SC. I recently graduated from Winthrop University in 2021 where I graduated Magna Cum Laude with a Bachelors in Accounting. Following undergrad, I graduated from the University of South Carolina in 2022 with my Masters in Accounting and a Certification in Business Analytics. I currently work as an IT Auditor at a public accounting firm in Charlotte, NC.

I'm writing this post in hopes to find a mentor and partner to jump start my real estate investing journey. I've been a huge fan of the BiggerPockets since 2020. This year I was able to take my first leap into real estate, putting in offers on homes, numerous of walkthroughs with contractors, and eventually landed my first deal that I am currently house hacking with plans to turn it into a mid-term rental next year. I have a true passion for real estate and eager to jump start my journey as the process slowed down since I do not know many private money lenders. 

I have an expertise in analyzing deals quickly, project management, and understanding market trends. I also can provide value from a business perspective as it relates to finances as my background in accounting translates to real estate.
