As a fellow property manager the biggest things owners look for are communication, transparency and problem solving ability

-how fast do they respond to you, do the answer your questions, are they actually helpful

-do they lie, will they openly share documents with you. Do they have your best interest at heart

-problem solving is the biggest, this is really our Job. At 2am you will not get that call for an emergency I will. You should be able to trust that I made the best decision long term financially and for safety

All of this comes with building a relationship with a property manager. I always take potential clients out to lunch and just get to know them on a human level. I also ask them how we can best help them accomplish their goals.

Relationship building is everything

Brandon as a property manager I'll be completely honest. Some HOA's are really good, and some are awful. It really depends on the Hoa and you won't know how they are until your use them.

In this instance I’d try out the Hoa and only use a property manager to find a good resident to live in your rental

This will keep the cost down tremendously. Let me know what you think about this

If you post a notice to enter 24hrs in advance you can enter the property legally.

I would begin filing the eviction process as well. Once you enter the unit you can try to speak with her and offer cash for keys, but I doubt she will leave after the 31st, so you will most likely have to evict

I am a fellow property manager and as of right now it is best to work out payment plans with residents who have shown the ability to pay. When you have a resident who wants to live for free ( 2 months of not paying anything). I would start the eviction process

You are the owner of those 13 units simply put, if you want to refer to yourself as the landlord investor, etc that’s fine as well. You can just introduce yourself as the owner

Definitely transfer this responsibility to a property manager. As a fellow pm, we typically deal with the Hoa directly.
