Post: Transferring a rented property to an LLC

The first question that comes to mind would be whether you own the home outright. If you do not, how leveraged are you? Because upon transfer, you could violate the due on sale clause likely found in your mortgage documents. While it is rare for the lender to act under the authority provided by this clause, they could demand the remainder of the loan upon transfer of the property from your private person to your LLC. Just something to think about. I have not done this, and as you will see I am a new investor, but I do possess knowledge in this area. If my understanding of your situation is flawed, please feel free to let me know! As for the seasoned investors, I'm curious to know how your tenants received this new information as well. I hope my comments helped.

Thanks Dmitriy Fomichenko ! I really appreciate the advice. As of now, I have read the beginners guide, along with about 7 other books, I have listened to all the BP Podcast, and I have set the keyword alerts. Now I need to start meeting local likeminded investors! Thanks Again!

Thanks Jon Sanborn ! My primary goal is to purchase 5 duplex, triplex, or quadraplex multi family properties per year starting January of 2017. When I accomplish this feat, I will then recalibrate my focus to larger multifamily investments.

Hello BiggerPockets Community:

I'm Joshuah Turner and I recently started my real estate investment journey about 6 months ago. While I still have a lot to learn, I have built a significant knowledge base and now I am ready to take action! My focus lies with Philadelphia, PA multi-family rental units in the University City, Temple, and Fishtown areas.
