Thanks Keith for the response! We have a small amount of work to do after walking the unit. 

We will need to do some minor roof repair, swap out some carpet in the upstairs and change out the linoleum in the kitchen.

We will most likely hire out those to complete and will have a better idea of the scope of work once the renters are out early January.

We really appreciate the recommendation and will reach out to you to get his info.

We have a unit that we need to turnover and are looking for someone who has experience and is reliable. Any recommendations from investors that have worked with contractors that have been reasonably priced and reliable?

Need recommendations in Washington State for a reasonably priced Bookkeeper/Real Estate tax accountant.

We have 11 property’s and haven’t been able to find a reliable person.

Any suggestions that anyone has worked with?

Hi Andrew!

If I could start over I would by a duplex/4 plex and live there owner occupied. You could go minimum down or very little down. This would allow you to pay down the mortgage and potentially save money on your monthly housing cost which would allow you to save money for the next investment.

After 3 years you should be able to refinance and potentially cash out and take your monthly rental savings and go buy another duplex.

Hey Tessany! Along with the other sites another good one to look at is Buildium. It's $30 per month and they do complete background screenings including credit checks. We've been using it through our rental company for 2 years now and we've had very good luck with the tenants that we've found using it.

There are plenty of great companies that are out there but I will take this opportunity to plug ours.

HI Brandon! Here's what my partners and I would do with this property if it was ours at age 25:

  1. 1. Buy it for 100K with minimum down and live there while fixing whats necessary to get the property to rental market value 
  2. 2. Once its fixed up, Refinance and take out as much money as you can to still make money on the condo. Take that money (and any additional that you have) and purchase a 4 plex or a duplex and live in one of the units.
  3. If you purchase the multi family asset and live in it for 3-5 years you will leave yourself with a property that you can leverage to either continue investing in multi family or to help build wealth for retirement with a cash flowing property.
