Hey Daniel! I am also a new real estate investor, and I recently moved to Reston. I love the positive attitude and your goal to have a property by the end of next year. My wife and I have a similar goal to own a property by next summer. I have been able to connect with a few groups here that are holding online meetings during the pandemic. If you want to learn more I would love to connect! I would also love to hear more about what you and your friend have been discussing recently.

Hey BP Community!

I am doing an in-depth market analysis and want to hear about important factors and where to find the respective data. I have looked around on other forums, but if you find any articles, forums, or relevant podcasts, please share the link! Finally, I know some market factors are much more meaningful than others. What factors do you think are the most important to consider?

Here is everything I have already complied. Some of the data is not current and only looks at a county level (rather than on a zip code level). If you have more specific or current data sources please share!

Rent Rates

Market Appreciation

Housing Stock

Crime Rates

Population Growth

Vacancy Rates

Job Composition

Schools

Thanks for the help everyone!

And Jon, I have considered that option. Do you have any long distant investments? What would you say was the best preparation you had for tackling the unique obstacles?

Hello @Ika Sargeant! Thanks for reaching out! I'll message you privately to talk more about any opportunities and the kinds of models I have built and worked with.

Thank you Amy! Putting myself out there does not come very naturally for me, but after hearing all the success stories I knew I had to give it a try.

If there is anything I can help you with remotely please reach out! I would love to bring value to you and your team even from a distance.

Hello BP Community!

I am looking for any opportunities to join with more experienced investors in the Northern Virginia area.

I recently graduated college with a degree in finance and real estate and currently work full time as a real estate analyst. While I have plans to buy a rental unit next summer, I am eager to not let the next year pass by while I save up capital!

Are you an active real estate investor in the Northern VA/D.C. area? Do you know anyone who is? I am not looking for any compensation at this point; rather, I am wanting to spend 15-20 hours a week getting my hands dirty. I am particularly interested in modeling out residential or multifamily properties and have experience in both. If you are sick and tired of running numbers than I'm your man! I am also happy to screen deals, generate leads, or maintain investor relations.

I really appreciate any help in continuing my investor journey and accelerating my learning before I buy next summer.
