@Abhinav Mittal...this really is a nice area of town, but its tucked back away.  Honestly, I never even knew this was back there and I have been in the area for 12+ years.  There is a lot of industrial office parks on Western Way, but Western Lake Way (closest cross road) has several apartments and condos.  That land has been vacant with a for sale sign on it for a LONG time.  Its an long & a bit of an odd off ramp off the interstate there and technically the land is between the Interstate and the off ramp.    I would seriously look into that property...there just are not many quads in this area and I dont think you would have much trouble getting them rented.  Because it is so tucked away, and to top it off its right next door to Veterans United Brewery (a very cool local brew house).

@Abhinav Mittal...I am about 3 miles away from Western Way.   Its a little more industrial, and surprised there are any quads there....but if you find them I would say go for it.  Its a pretty good area, although once you get on the other side of i-295 it goes downhill a little.  Its hard to go wrong in 32256 at all, but I dont see many du/tri/quads around.

welcome to Jacksonville @Leeann Aubuchon...it really is a great place to be.  July & August are brutal, but I would trade 2 hot months for 10 any day of the week.  Being on the ocean certainly helps with the breeze.  We are on the Southside where jobs/businesses are plenty, but that also drives property value high.  I have been in Jax for 18 years now and finally into position to start a similar real estate journey.  Good Luck!

18 years after my first real estate investment, I am trying to get back in the game.  I've been reading, watching and experiencing anything and everything I can over the last 3-4 months....now its time to take action & get off my duff.

Curious....if you knew then what you know now, what order would you do the following activities if you were just getting started and looking to Buy, Rehab & Rent an investment property (feel free to add anything I am missing):

   - Network (build a brand in the local real estate community)

   - Meet with Real Estate Attorney (set up business)

   - Meet with CPA (develop tax/financial strategy)

   - Buy Investment House

Welcome @Thomas Yip.  I am in Jacksonville and I too am just getting started.

Interesting @Mitchlyn D. that you say you wouldn't buy a property straight cash.  Curious the reason.  Is it just because you wouldn't want to tie up that capital?  If an investor had cash available making sub 1% interest, why not put it in the property in order to increase cash flow?  I guess it probably comes back to what your end goal is with your business.
