Hi all,

Very good tutorial on how to run an initial business case on a property.  

In the section of the video where he is discussing the 50% Rule (11:55 - 12:45) I don't understand where the real value of $105 cashflow/month differs from the theoretical 50% cashflow/month of $310 if the included variable expenses only total 30%?  

Do the fixed expenses (water, garbage, insurance, flood insurance, property taxes, landscaping account for this difference?

Hi William, Based in Copenhagen so if you or any other BP folks are passing through, let me know and I would be happy to show you a nice microbrewery and have a beer. Focus is probably Charlotte more initially but I have family in Chattanooga and could be comfortable investing there knowing I have some boots on ground to keep an eye on the house.

Hey Ya'll;

Im new to the site and my wife and I are just starting on our investing journey by making the transition from corporate employees to becoming buy and hold real estate investors.  We have some light real estate experience but are now making the jump and plunging in head first towards making this our primary activity - all as the means to the end of us having financial freedom and allocating our time to the things that are important in our lives.

We live abroad in Europe but have a home base in the Charlotte, NC area.  From a investment standpoint we wish to concentrate our single family home investments in the Charlotte, Chattanooga, Johnson City triangle initially while we build out our critical mass.  We have significant corporate experience in international business and bring a strong skillset in management, operations, procurement and project management to our venture.

We have spent the last couple months educating ourselves and are now ready to move into the action phase of our plans.  We have derived tremendous value from the books we have been reading as well as the podcasts we have been listening to and spending a bit of time lurking around the forums.  It's now time to come a bit out of the shadows and become active active on the forums by asking questions and participating.  A big thank you to the BP team and everyone who contributes - in particular @JD Martin, @Jay Hinrichs, @Jeff Wallenius have been particularly inspirational as of late.

My wife and I had our first exciting experience last night trolling through Craig's List for deals and finding a couple that looked like leads.  Even more exciting was to try to run the numbers and talk to the wholesalers who were offering the deals.  We aren't ready to pull the trigger on buying but it felt like good practice
