I know I've seen a few posts on BP about this, but none of the responses were specific enough for me. I'm looking to start a REI group (next month, meeting 4 times a month) in Ethiopia (yes, that's not a typo). It's among interested colleagues. We have yet to all meet so I'm not sure the level of knowledge and experience, but I imagine it will be varied.

What are some specific resources and topic suggestions you would recommend? I'd like it to mostly focus on education for a while until our group is all on the same page as it were. Thereafter, we could start to shift our focus and energy. 

Of course, BP will be a huge resource for us and we might even use the podcasts as a driving force for our meetings depending on experience and knowledge levels. Is there anything else you'd all recommend?

I'm an American expat interested in looking into some markets/areas around OKC for Buy and Hold investing. I would like to start by having some conversations with an investor-minded realtor. I'll look to build other mentors, networking partners, and members of my team thereafter.

How are things going with your duplex? Valdosta a good market to launch into for duplexes? 

When navigating seller financing, what are the typical documents that a seller will ask for in order to verify that the buyer is a credible, reliable, credit-worthy buyer, capable of following through on the purchase? Just a list of things a seller may ask to confirm the credit history and trustworthiness of a buyer is all I need to know.

Post: Private Lender for an overseas property?

I'm wondering how one might go about finding private lending capital for properties not on US soil. I don't have any specs for any particular properties at the moment, but as I prepare to take a trip in August for surveying some options, I would like to see if private lending would be an avenue I could use. We would be talking about a loan no higher than $150,000.

Where do I start? Who, or what organization, would be willing to take on those kinds of risks?

Hello everyone. 

Greetings from icy Belarus. After three years here, I'm heading to Ethiopia in August. As I head to the African continent, I'm curious if there are any groups I might connect with while there? I'll be living there for the foreseeable future. 

Context: US citizens, newbies, one rental property under our novice belts, want to make great progress toward long term buy and hold strategy for eventual financial freedom to start our own school (we are passionate about education and our radical approaches to learning), some capital to work with every year, interested in US-based or international buy-and-hold SFR, Turnkey would be fine although we've done it without thanks to an amazing team (shout out to you @Jonna Weber). We've tinkered with the idea of REITs and other group-funded investing, but my wife and are I are more keen on other strategies right now (subject to change as we continually read and become more educated of course). "Home" when we visit for a month every year is Washington and Oregon. 

Anyway, the focus of this post, however, is to find out if there are any RE groups with which we might connect.


Any recommendations?

So, @Alex Washburn and @Michael Moikeha, what are the latest updates? Just curious. I hope to look into some opportunities this summer so I'm curious about how it worked for you both. 

Hello everyone,

My wife and I have identified a few states where we would like to begin our real estate investing careers. We are from Washington State but we weren't too keen on any market near us. However, we would love to invest in Idaho to be honest! This would be our ideal place if good deals were available. 

We live and work in Europe but are US citizens. We are looking to be semi-aggressive investors even though our role will be passive.

We are very new to this, however, and trying our best to learn as much as possible as quickly as possible.

Questions:

1. We would like speak with conventional lenders in Idaho. Any recommendations?

2. If my focus is cash flow, would duplexes be a better option than SFH in some of these markets in Idaho?

3. Should I avoid Boise, or are there still good deals for a newbie to consider?

4. If Idaho becomes an option, I will want to build my team. Any recommendations for attorneys or asset protection companies?
