@Steve Bracero Thanks for the reply. Some of these I'm progressing well in but definitely need to gain more insight in to fair market rent in the area and tenant/landlord laws. Thank you for the insight.

I am planning to make my first investment purchase early this year - preferably a multi-family buy and hold. Maybe a flip if the deal is right. I am working to educate myself with podcasts, webcasts, forums and several REI books. I want to avoid major mistakes but also feel I am starting to drown in information and want to take action. I know I will learn most by doing (like everyone else!) but want to set myself up for as much success as possible. What are the most critical analysis tools/concepts I need to master prior to making that first purchase?

The only caution with vinyl is the potential for rocks to put holes in it from mowing/snow-blowing and for grills to melt it - if you allow grills. (The grill situation happened on a duplex we built years ago.) From a construction perspective, I would recommend a Hardiplank siding or its equivalent (fiber cement, etc.) for tenant situations if you are going with traditional siding. It is a little more expensive initially and requires painting every few years but is much more durable in the long run.

Hi all. My name is Josh Dunwoody from Altoona, Iowa. I'm fairly new to real estate investing. I flipped a house out of college before I knew it was cool or even the right way to do it. (It successfully paid for a ring and a honeymoon at the time so I considered it a success!) I have spent the past few weeks educating myself and just went to my first REIA meeting this week (it was just as good an experience as everyone says it will be). I have a solid construction background so the world of real estate feels like a good fit.

My strategy is to invest in multi-family buy and hold properties in the Des Moines metro area to build a portfolio strong enough to achieve financial freedom in the near term and possibly to get into commercial properties down the road. I will be starting to analyze deals over the next couple of weeks to get some practice in and intend to purchase my first property as soon as possible after the first of the year. I am loving all that BP has to offer and am excited to be a part of the community!

Thanks @Stephen Quesinberry! As someone who is in the education phase/just starting to analyze deals this breakdown of your experience is very helpful!

Thanks for the information @Terry Mclain. I wasn't able to make the last one but can I assume you all will be meeting in the same place/time on Nov. 17 (someone earlier in the thread mentioned this happened every 3rd Thursday I think)? Thanks!

Hi @Mitch Seiberling

I am wondering if you ever found an REI club in the Des Moines area? I am new to BP/REI and am trying to learn as much as possible with the intention of looking for my first property in the next couple of months. Of course I'm reading/watching webinars/listening to podcasts all the time but would greatly benefit from listening to/talking to others in person. If you could let me know if you found a club and what the details are I would appreciate it!
