Jalen Carethers congrats! Glad to hear you made it happen. Looking to end this rat race and go full force in RE Investing myself. Very motivational as you are in my state and made it happen!

@Austin Green Welcome to Raleigh! I live in Wake Forest and know the area well and am involved in TREIA. If you are looking for a like minded individual in the area that is looking for investments let me know and maybe we can grab some coffee or go to the TREIA meeting and meetup :)

@Teri Feeney Styers definitely lucrative, but I would hate to put 10k into my house to only increase the value in the eyes of the lender by 5k... definitely want to increase the value of the home as much as possible before applying for the loan. I have the ability to turn my 3 bedroom into a four bedroom, do you feel that is the correct way to go, or would putting value into the kitchen and bath before getting an appraisal be the best approach? Thanks for taking the time to respond :)

Hi!

As I am going to be purchasing a Multi-Family Property this year, should I concentrate on raising the value of my home to maximize the amount I can borrow against a HELOC through upgrading various aspects of the home, or go straight into applying for a HELOC as they will determine market value without an appraiser? I see some banks have an appraiser drive by and some just go by market value currently.. Thanks all!

Hi,

I will be taking down a Non-Load bearing wall and turning a 3 bedroom house into a 4 bedroom house. There is a window and closet already in this space. I need a recommendation for a great GC in the area that can not just help me with the permits and evaluation, but also be used for future rental property purchase rehabbing/flipping. Thanks for helping!

Hi All,

Went driving for Dollars yesterday and found a house that was definitely not being lived in just by looking at the upkeep of the yard and no lights on inside. Looks like it has potential! So if I am to drop a letter to the owner, who should I address the envelope to? How would I find the owners name? Just Google it, County Website, FB?

Thanks for the help!
