Page blvd area in visitation/fountain park area. There are a few duplexes and quads there as well for lower $/door but lower rents as well. Looks like a lot of section 8 in that area as well.

Looking at 2 to 30 units in St. Louis, MO. First look into this area. Looking at a 12 unit deal right now. Rents and returns look decent, but is this a war zone? Rents average $750/unit on 3bd/1ba units. Section 8 tenants on year long leases. Owner managed right now but I would be out-of-state looking for a property management company as well as real estate attorney in that area. Any experience in St. Louis? Good/bad? Any recommendations on management companies and bad parts of town?

Doesn't look like there's been much action but I'd be interested in responses as well. I'm speaking with some realtors in the area and they have stated that they will send a few recommendations over so I'll keep you posted. I'm in the same situation - out of state guy looking for some properties there.

I'm living in Salt Lake City, UT and looking to invest in North Carolina. I am working slowly with Wells Fargo here in Salt Lake but I'm looking for educated multi-family lenders in North Carolina. Anywhere between Charlotte - Raleigh or down towards Fayetteville. I've spoken with a few small banks out there but terms they gave me were less than desirable. This was for both 4 and under and 5 or more unit properties. 20 yr am is the longest available, lowest 5.5% interest, at least 20 or 25% down... Looking for less down if possible, 25 year or 30 year am, sub-5% interest rates. Am I being unrealistic? Looking for properties under $300k that I would NOT be living in. Plan would be to hire or keep in place the PM company and have a healthy cash flow.
