@Jaysen Medhurst Thank you for taking the time to look over this deal. You make some great points and we intentionally inflated the numbers for CapEx & Repairs due to the "as-is" verbiage.

Still new to analyzing deals and having folks like yourself provide additional insight is very helpful.

@Micah Jackson thanks for the feedback and vacancy along with a whole host of other variables is something we are trying to better understand before we "choose" a target market. I don't think I will find the ROI I want in Denver though which is what prompted this thread.

@Bill S. I appreciate the feedback. That’s really what we are trying to do is one get comfortable with analysis and two identify what a good market to enter would be. To be honest analyzing in Denver was discouraging me so I decided to choose another city and give it a shot.

My wife and I are starting our real estate investment journey and the Denver market seems unattractive to me from an investment perspective. I am looking into lower cost investments and randomly chose Indianapolis, IN. The above deal is in that general location and I was hoping for some feedback as this is the first property I found that meets Brandons 12% COC and $100/door requirement.
