No worries! It’s always nice to have a family member pushing loans but it never hurts to shop around a little and get some other quotes. Finding an independent broker may be advantageous for your long term investing plan because they often will be able to offer better rates depending on who they wholesale with. There are definitely lower rates out there depending on your credit. I’d recommend shopping around for sure.

I would contact a Real Estate Attorney and see if your situation is covered under the Garn-St. Germain Law. If I remember it correctly, there are several situations in which a non assumable mortgage can actually be assumed without a refinance. If the issue is clarified and your given unclouded title and or rights to the mortgage you shouldn’t have an issue doing a simple refinance provided credit and income requirements are met.

Pitching the “Plan B” lender role has actually won me quite a bit of business over the years from both realtors and savvy individuals alike, so that is very solid advice.

As far as being there in person, it’s something I strive for if it’s local, but if it’s an origination that is taking place 150+ miles away it’s not exactly feasible to be at an open or meet face to face. How do you think clients would respond to being offered Skype appointments or FaceTime?
