Some great advice already on this thread. Another option to increase cash flow, that definitely comes with more work/risk, would be to rent the house by the room. I am only recommending this because of your location. You would have to manage more tenants but likely see a better return.

Thanks for the message. I hear you about being nervous. I am not the most outgoing person myself in most settings. I just keep in mind that the best way to learn about just about anything is by doing it. The next best is to surround yourself with others that have experience and can share what they have learned. Meetups are one of the best ways to learn. If you are free this Thursday just go. It will be fun. Hope to see there.

Western Construction hands down! When you get a scope of work from then it’s reliable for pricing and timing. M Leon is a close second. They can be a bit more pricy, not every time though. 
My experiences with other foundation companies have not been the best. It comes down to having expertise and professionalism.
