Teacher in Brattleboro,  VT. Looking partner up with a wholesaler or investor. Have worked as RE agent, Sales, and Outreach Coordinator in addition to teaching for 9 years.

I have now done several BP Calculations trying to get a familiar. 

Can anyone check this to see if I have made some Grave mistake and how to correct. 

The Students would be living in the property through the house hack. 

I want to combine my love of teaching and my love for Real Estate. I want to teach students how to House hack to flip/Rent when they are Juniors, Partner them with Professionals Senior year, and then mentor them through a house hack post H.S.

I was planning to use the FHA 203K loan for Acquisition with Exit strategy for flip or Rent and Refinance.

Is this a viable or best strategy to use?

Member of your family need a Special Education Advocate, need advice, or questions around education. I will help! At this point just making connections and adding value to relationship building through the the expertise I have, 15 years in MA and VT. Hoping it leads to REI talk because I am new member and first step is networking and giving value to others.
