Hey all - I love BP! Just wanted to share a quick story. My wife and I are new to investing, putting in offers in SE Wisconsin. We are working with a realtor for MLS properties. We got a secondary offer position on a duplex and the primary backed out, so it’s coming our way! We’re stoked! We do, however, have some unknowns that we want to investigate before closIng, and have an inspectIon period once the contract is sIgned. While thIs has been developing, we’ve been driving for dollars and mailing to property owners. Today I got a call from one of the property owners, and turns out he is also the owner of the aforementioned duplex! So I got to ask him a lot of questions that I had, and it gave me a lot of piece of mind. It was unexpected, and cool. looking forward to an awesome ride. I love this topic - we bought a small house before kids, expecting to move after 5 years.  Still in the small house 12 years later, we have maximized every square foot of space.  We find that regular purging is a necessity, 'if we haven't used it in a year' then it goes.  We have also done as much creative storage as possible.  I've built racks in the joists of the garage to keep wood, shovels, or miscellaneous tools up high and out of the way.  We've done a lot of built ins.  My favorite thing is to build shelving into the walls - for example, our stairway to the basement has shelving for cleaning supplies, which we built into the stud space of the walls.
