I've found two people.  One is at 18% interest only, the other is at 10% and 2 points.  Both require the standard stuff (promissory note and deed of trust/mortgage).  Not comfortable sharing their information publicly but pm me and I'll get you their info.

Lots and lots of discussion on the ethics and legality of wholesaling.  I haven't looked at the recent post but I'm sure you can find thousands of articles around this discussion.  Without doing a bunch of research and finding the best articles written, I'll give you my thoughts.

It is legal but the more important question is if it's ethical or not.  I believe like anything else... it depends.  Is going to church ethical?  Well not if you're going to rob the place, same thing with wholesaling.  If your intent is simply to get a contract, hope that you find a buyer, and cash out, you are probably not doing anyone a solid by getting involved in the first place.  However, if your desire is to help out the seller AND you have the means to either find a buyer or close on the property yourself than absolutely you should go for it.

Seeking Real Estate Assistant

We are seeking one new team member for our real estate investing company. Your job would be as an assistant to the leadership team, primarily working with our CEO. You'll be helping to coordinate contractors, assist with CMA's, set up lockboxes, take photos, set up vendors, read utility meters, and much more. Approximately 50% of day will be spent on the computer, 25% on the phone, and 25% running errands around town.

Hi Kendra, not sure I have any "words of wisdom" for you but I would say to try and focus on one thing at a time. Wholesaling is actually a super simple business but can become overwhelming if you try and do everything all at once. The first step is to get the contract signed so I would focus on that. For your purchase price, I would try and be around 70% of ARV, minus repairs. Or in your case $85k * 0.7 -$20K = $39.5k. Everyone is hunting for a good deal, get it and you won't have to worry about anything else :).
