Real Estate Executive Assistant

$15 an hour plus commission - Part Time

REAL ESTATE EXPERIENCE PREFERRED

Real Estate Investment company looking for outgoing, enthusiastic assistant with one year of real estate experience. We purchase and sell properties throughout the U.S. and are currently looking for an assistant to work alongside one of our transaction coordinators to push assets forward and make sure they close on time. Responsibilities will include administrative support, contacting sellers, client follow up, coordinating with realtors and inspectors, and troubleshooting any issues that arise.

Essential Functions:

  • Organizes and prioritizes a diverse array of information and calls.
  • Contacting sellers and client follow up.
  • Coordinating with realtors and inspectors throughout the U.S.
  • Takes messages or fields/answers all routine and non-routine questions.
  • Works independently and within the administrative team on special nonrecurring and ongoing projects.
  • Researches, prioritizes, and follows up on incoming issues

    Preferred Education and Experience:
  • At least One year of Real Estate Experience
  • Proficient in Microsoft Office Suite.
  • Ability to achieve high performance goals and meet deadlines in fast-paced environment.
  • Forward thinker who actively seeks opportunities for improvement and proposes solutions.

    Great question Eli.  I talk to a lot of investors who say that on some deals they make more money than the actual house flipper.  Absolutely think it's a great idea to invest your money, at least until you figure out exactly what you want to be doing with it.

    I won't touch a deal unless I can make at least $25k off of it, and that's on houses I buy for less than $100k.  I also like to double my projected construction costs just to play it safe.  I think you need to bring your price way, way down.

    My businesses is quite simple, I buy properties all over the country at 60% of as-is value from off market deals and re-sell at full value on the MLS. From signing the contract to closing title I try to have the house purchased within 30 days. Depending on the area it usually takes 1 week to 5 months to re-sell the property. Other than clean the place up I really don't do any "fixing".

    Up until now I've been using private lending partners, friends, and family money but we are buying more homes than we have funds for so am looking for alternative funding sources.  I've narrowed it down to two companies, lendinghome and groundfloor.  Both have some major positive perks but also some downsides (such as groundfloor doesn't lend in all the states I do businesses in).  

    Anyone use either of these companies or have any other recommendations on who I should look at?  Oh and most of the homes I purchase are between $50k - $200k.  Appreciate any responses.

    Someone reached out to me today with an interesting proposition.  The lady on the other line inherited 50 homes in the middle of Montana.  The site was an old air force base and when they decommissioned the base they sold off the homes to private citizens.   She asked if she could sell the homes to me.  I said no, she asked if she could give the homes to me, I said no.  She asked if I had any ideas what she could do with the 50 homes.  I'm wondering if anyone has any good ideas? I'm thinking perhaps a salvage company might buy the homes for something or perhaps a church might want the homes for a camp....

    Anyone ever had a similar experience and what did you do?  Thanks!

    I have long term rentals but prefer simple flips (with no fixing) because I'm located in California.
