Hello everyone, I've been looking into investing in real estate for some time now. I don't have money to invest so I have been reaching out to people I know who would like to invest their money. Questions I have been getting is how am I going to reduce risk and not lose their money incase something happens to the property like a fire or a flood etc. 

Any investors out there willing to give advice, will be much appreciated.

Hello everyone, it has been rather hard finding good deals, maybe I'm doing the numbers wrong and making mistakes when using the calculators, nevertheless, I will not give up because I know I will get started somewhere. Hope everyone is doing great with their deals.

I haven't read any guides on BP yet. I've been educating myself via books, groups and YouTube. Started using the calculator to familiarize myself with absolutely no idea what I'm doing and learn through trial and error.

There is so much information out there, therefore I'm trying to consume what I find and ask questions as I go.

How do you determine how old the flooring is? Are there documents the owner keeps in their records?

Hello, for the Capex I used a percentage. I'm very new to this world, any advice on what to look for and what to know will be much appreciated. If you can guide and link me to where I can learn these things, I would appreciate that as well.
