I have cash and am interested in funding flip deals.  It's not much now, about $150K

I'm in Virginia and need some help figuring out how to cover myself, proper contracts, fees, etc.

Sounds like a Big Deal!!  Would love to hear more about the house.  Unless you know and understand construction and managing a construction project, I would advise teaming up with a well seasoned contractor that knows that market.  I know someone if you'd like to talk to him.

I am talking to someone about investing in a property 100% of purchase and rehab.  What actions do I need to take to protect my investment?

What should we be worried about or watching for in regards to the U.S. real estate markets?  I haven't been keeping up with the details (and even if I did I wouldn't truely understand the correlation) but I'm in the middle of moving forward with a few new deals and want to understand any negative impacts.

I am looking for a house that needs some work that I can call home. Looking in the Mary Mumford / Tuckahoe area of Richmond, VA. If you know the area, anything and everything that makes it on MLS turns in to bidding wars and people are paying too much for some of these places. Yes its all about location, but I know there are deals to be had. You have to know someone who knows someone just to get something reasonable. A friend of mine just told me last week that he himself had sold his place at a good deal to someone he knew (Wish I was looking then!)

Anyways, please let me know if you come across anyone looking to sell.
