@Robert Vigil great point! So far with all of my deals, I’ve gone the conventional lending route so I’m automatically thinking after putting 25% down + closing costs (assuming he doesn’t put more money in before it’s rented since it’s currently fully occupied). If he’s theoretically getting 35% on that property and it’s been in the market for 2 years, I’d assume there’s some land mines that he’s gonna discover or the area isn’t too great. Now if it’s a more expensive property, the barrier to entry increases which could also explain why it’s been on the market for so long but just food for thought.

I’m a relative new real estate investor in the ATL area. I have property in Rome, GA and closing on another down in Macon, GA this month. I came across some potential deals in Savannah but don’t know the area too well. I would love to get solid feedback on best and worse areas to invest in the area and knowledge of the 31405 zip code.

@Dushyanth Malkud I recently bought a triplex in the Rome area and I must say, it was a complete steal. The numbers hit the 2% rule, CoC return 40% and 12% cap rate. Plus, the previous owner already had a property manager so I kept them on and its been a great partnership thus far. I've been able to build a few relationships with property managers and real estate brokers in the area. I'm actively looking for another multi-family in Rome and other rural areas outside of ATL. Hopefully, you've had a bit of luck since your initial post.
