Hey Jason — sure! I’m actually using 2 different PMs in Macon. I’ve been using New Vision Property Mgmt thanks to a contributor on this forum. They’ve been solid for me for about 2 years now. I recently closed on another property and use Rivoli for that one. I think they’re the 2nd biggest RE agency/PM operation in the area. Great networking, reach, and knowledge of the area. NV charges 10% mgmt fee and Rivoli charges a flat $99. Depending on your numbers, you’ll likely save a few bucks with Rivoli. Hope this helps!

@Jason Shackleton thanks, Jason — if I understand you correctly, the concern I have with getting a loan tied to my business is that it’s a young company with relatively low revenues so I’d presume that terms on that loan would be harsher than if I were to go the personal route. But I guess co-signing both would offset some of that. Still learning as I go as this isn’t the most ideal situation to be in as an investor lol

@Natalie Kolodij Honestly, I would need to write it off in a year to seriously consider this route. I wouldn’t want to be stuck with that monthly payment for the duration of the term. Thanks for your input.

One of my properties has been hit with some code violations since it’s a pretty old house. Approximately 50-70k will be needed to get it up to code.

If I were to get a personal loan to pay for the these home repairs, would the material & labor expenses, paid with the loan, be fully tax deductible?

@Dushyanth Malkud sure — I came across it last year online when buyers weren’t so eager to buy RE due to the virus. I was able to close another deal in Rome last month where it’s a SF house with a bonus apartment out back. Rome seems to be known for structures like that so I would be on the look out since you can forgo a 25% down payment and only put down 20% due to zoning. Honestly, Floyd county in general, has extremely low inventory so I’ve been checking other areas in NW and middle GA for deals as well.

If you have an appetite for SF deals in B and C neighborhoods with >20% CoC return, Macon, GA is a good spot to check. I recently closed on one that's section 8 yielding about 25%. Unlike Rome, Macon is a more active market with more inventory and lower prices per sqft. I hope this helps but let me know if you have any other questions.
