so your saying an apartment complex in Toledo wouldnt be a good purchase now? what if it was at 65k a door?

Interested in hearing others answers. I too am trying to figure out how to best make use of my equity in my previous house. I don't want to sell it yet and that sweet sweet low interest rate makes it too hard to let go of for now.

I am looking for a mentor/partner to help me walk through my first commercial real estate deal. I am new to this real estate game but experienced with contracting and large scale program/project management. 

I found an apartment complex that needs a full rehab but running the numbers on the calculator it seems like a great buy. 30% CoC ROI. lots of good cashflow. I want to learn and will gladly offset X% of cashflow/ownership in return for your expertise.

offer a fair market price that you are happy with and then in the contract say you will pay X amount additionally over 5-10 years to equal the amount they actually want?  you get a price you can comfortably afford and profit from, and over time they will get the total amount that they want.  


I'm new to the real estate world but not large number contracts. currently trying to find funding and mentorship for a fix and hold a 95+ unit apartment complex in Ohio. I am hoping to leverage % of profits for their experience.  if your interested hit me up!

greetings BP, my soon to be business partner and I are looking to start our real estate adventure. we have two properties we are looking to purchase but are short on hard money.
