I agree with @Jay Hinrichs, especially as a beginning and without any scale, out-of-state rehabs bring on a lot of risk.  When you are talking about a low cost SF home, it becomes easy to burn your year's worth of profits just traveling to provide some occasional quality control.   Quality and experience of contractors and property managers drops off at that deals size so, it is crucial to pick the right ones when doing so from afar.

We owned a 70 unit community in PCB up until late 2017.  My understanding is that there is still a lot of down product form the hurricane much of which has been delayed but, will be built back up.  Like @January Johnson said, the PCB area and its condos are doing really well having been less effected than parts of panama city.

I'd just mention that you'll want to be cautious on the rents side as you look forward.. when the damage communities do come back online months/years ahead it will likely put some downward pressure on rents.

Like @Frank Wong, I bought my first deal pretty young.  At 25, living at home, purchased a short sale on a 20 unit, 20% occupied property in Cincinnati.  It was pretty successful and was the action that got and kept me in RE. 

Like others on this string, #2 was leaving the 9-5 and committing to grow a business.

We are seeing it commonly in the southeast. In many cases, buyers will attempt to get an access agreement as part of their LOI. This allows them to access the property while negotiating contract particulars giving some form of physical diligence prior to their money being non-refundable.

Large multi-family (5+ units) buy & hold investment.

Purchase price: $3,900,000
Cash invested: $1,222,000

The Montana was developed in 1974 and remained in the developer’s family up until DXE’s acquisition in 2018. The property is well located in a burgeoning submarket of Charleston. The original developer’s son was managing the property himself. They maintained near 100% occupancy with average rents significantly below market.

What made you interested in investing in this type of deal?

Extremely strong and growing location. Strong property management presence in place.

How did you find this deal and how did you negotiate it?

The project was sourced by DXE’s property manager who had been building the relationship with the seller’s family for years prior. DXE needed to overcome a seller that was very difficult to work with. By leveraging their team and moving quickly with aggressive terms, DXE was able to get the property in contract and closed in March of 2018.

How did you finance this deal?

Bridge

How did you add value to the deal?

Within 12 months of ownership average effective rents increased over 47%.

What was the outcome?

The combination of proven upgrades and additional upside through turnover will allow DXE to increase average rents over 65% in 36 months from takeover. Well capitalized, with patient equity, and in an upward trending location DXE will execute a refinance into an agency loan product. The plan is to hold for 7 to 10 years with an exit comfortably projected at 20%++ IRR.

Large multi-family (5+ units) buy & hold investment in Panama City Beach.

Purchase price: $2,340,000
Cash invested: $1,089,000
Sale price: $3,430,000

Cottages by the Bay was purchased prior to DXE’s ownership in a distressed portfolio sale. Previously named Cypress apartments, the property was an outlier among the other assets in their acquisition. The prior ownership group’s initial plan was to hold the asset however, they quickly realized that they were not operating efficiently and were open to a quick sale. The community was well located and was acquired at a compelling basis of $34,000 per unit.

What made you interested in investing in this type of deal?

Very well located in a growing city. It was off-market and we had a strong management company that had a proven track record in the area.

How did you find this deal and how did you negotiate it?

Leveraging our broker relationships in the Southeast, DXE was able to get access to this Off-Market opportunity.

How did you finance this deal?

Loan assumption of the existing debt through a life company.

How did you add value to the deal?

Repainted the property, replaced all doors, rebranded, implemented new management and strict leasing standards. Engaged tenants with community activities. A strategic interior renovation plan was immediately implemented upgrading units in-house efficiently creating significant value.

What was the outcome?

The property was sold in August of 2017. After 29 months of ownership, the project sold for ~$49,000 per unit, realizing a 27% IRR and a 1.61 equity multiple.

Lessons learned? Challenges?

Inheriting significant delinquency and troubled tenants we immediately introduced a new management team and rolled out a handful of strategic capital improvements. Dealt with employee turnover that delayed the transitioning and re-stabilizing process.
