@Kyle Soderman thanks! Okay sounds about right. I was quoted over the summer at 4.5% and I thought it was high considering my credit score is close to 800 but they said the interest rate was higher because the loan is for only 5% down and it's a duplex.

Hi I just had my offer accepted for my first duplex! I plan to house hack. I'm getting a home inspection, radon testing, and a sewer line inspection. Do investors typically get all of these inspections or is this overkill?

Also what kind of interest rate should I expect if I'm putting 5% down and getting a conventional loan with credit score of 750+?

I'm getting the sewer line inspection because I now someone else who recently purchased a place and didn't get it but now they need a new line and it's costing them $10,000.

@Colin Paarmann thanks yeah I already have my degree so I'd have to go back to school for accounting which seems like a waste of money when I could just pursue a job in engineering that will help fund my real estate investment goals but also help me learn more about real estate. I am just wondering which form of civil engineering would help best with that.

Hi, I'm new to real estate investing from Minneapolis, MN. I'm very excited because I'm currently pre-approved and searching for my first duplex to house hack! I currently work as a civil engineer for geotechnical engineering company here. I have been working for two years and recently discovered real estate and instantly fell in love with it. My goal is to one day be able work full-time as a real estate investor (because I believe I will enjoy it and not see it as just another job as I currently see my job) and become financially free. My question is what discipline of civil engineering would be best to focus on to help me out in real estate investing? Everyone's advice is much appreciated! Thanks! Josh
