Welcome, Brett!  I've heard that Hendersonville is a good spot for buy and holds. Best way to find out the hot neighborhoods is to get a realtor (who is familiar with working with investors) who can give you a density map of latest sales, by neighborhood/area.  Welcome to the area!

Regardless of what you "think" the rent should be, the market will dictate what rents you charge, not you. Be careful about having the nicest/largest rental in your area though. The good renters will make a choice on the collective features of the area, not just your unit.

It's a numbers game to find good quality tenants.  You will have to turn some down in order to find the right ones.  However, you can use prescreening queues in your marketing to your advantage. @brandonturner wrote a good article on how to quickly screen tenants: http://www.biggerpockets.com/renewsblog/2015/08/31...  

If yours is higher quality, you should call those reasons out in your marketing.  I'd also focus my marketing on the channels where the type of tenant you want would be looking at.  I.e. if you want to attract college tenants, you would put up flyers on campus; if you want someone from the big business in town, find someone that works there and have them put up a classified on the company intranet.

A few quick questions on buying foreclosures at courthouse steps (trustee sale):

1) When you bring cashiers checks with you to bid, who do you make the cashier checks out to? Suggestion on check increments for properties in the 100k to 150k ARV range?

2) After successfully bidding on and winning a property, what do you do next in order to get the deed in your name? Do you just take the paper from the trustee and take it to your title company to do an official closing?

I've read all of the posts from Steve's list, but haven't found anything explaining these details.

I use Excel to create a monthly income statement, balance sheet and cash flow statement. Inside there I track net worth and change over time (year over year, month over month).  Sure, it is time consuming to do this, but the more you manage your money, the more money you have to manage.
