@Eliott Elias I appreciate your reply and comment. In the original post I created, I mentioned I am in the IT industry for about 10 years. My PM experience is within IT, more specifically with the DoD IT industry. I do 100% agree with you about the qualities that will be needed and the thick skin. I am curious how these characteristics can help for Real-Estate investors and applying this information for the business from a remote location.

The certification in real estate management, although I can google this, is there specific types or information I should be looking at? Is it similar to Real Estate Licenses in regards to having specific hours depending on the state you're a resident with?

Good Day Everyone!

I have been in the IT field for a little over 10 years with over 5 years of Project Management experience. I recently acquired my PMP and was curious as to how I may be of value to a company and/or position with these tools. I am proud to have had a couple years of education/research within real estate investing (over 2 years worth) and I believe I know starting path I want to pursue. However, I do not have any first hand experience because I have been overseas for 10 years. I am currently living in Germany (Ramstein AB) as an Engineer/PM contractor. I also understand that long distance investing is done, however, I would argue that for my own comfort, I would rather have done 1 or 2 houses (live-in flip) or rentals prior to distant investing. 


All in all, whenever I do go back to the US (~2 years) I would like to have the option to be a part time or full time PM for a real estate company to learn the ropes first hand. Is this even possible for someone in my field and little to no personal real esate expiernce? What are some "things" I should be working towards? Is it possible to have experience with real estate as a PM overseas (part time)? 

Many question and many variables (what kind of investing, how much money, and so on), that would still need to be questioned and answered, this I know. I would be more than happy to answer any questions to aid with my own questions. 

Lastly, if anyone else thought about pursing their PMP certification, I would be more than happy to help as well :).

@Taylor Dasch thank you for the response back. I 100% agree with you on not waiting on the market, the only reason why I brought that up was because im in a different country and it is/will be my first investment property. However, if the numbers are there and calculated correctly it should not be a problem. 

I do agree about building a team, but again Im not sure if building a team overseas with no expiernce is wise, no? I say this because I feel I could be taken advantage of? I do plan on being pre-qualified and proof of funds, I would just like to see options available and/or possible similar experiences.

Good Morning everyone, 

I am currently living in Germany as a DoD contractor and have been educating myself about real estate investing for about 8 months now. I have decided I would love to be part of the real estate journey (Rentals: Single Family or Small multi family), however, I am cautious because I am in a different country and somewhat "scared" of what could happen. It would be about another 2-4 years before I live back in the US, I am trying to figure out if distant investing might be too much for a first timer or should I possibly wait for the market to decrease a little more? Creating a team for the best deals will be significantly harder to gather because I have no experience as well

@Brandon Goldsmith Im hoping its a great opportunity. I really believe there is something here. The problem is other investors (especially Germany) know that near the military bases, the economy sky rockets. Therefore prices of houses are avg 200k+. Now this is just from quick scans and im still looking for much better deals, but im hoping. Thank you for looking at the post.

@Taylor L.i 100% agree with you. This is my first ever post on a forum of any kind. I have always used forums from other peoples questions and answers but never my own. The generosity is more than i imagined. I was just taken back from that alone. I agree that i really do not want to have any limiting beliefs.

@Chris Stroup The reason why im looking overseas is because im living in Germany. I work for the DOD and i am at one of their Air Force bases. I used to live in Germany for 6 years when i was in the service therefore i know a lot about the areas ill be working at.  

Since i play on living here for about 5-10 years i wanted to start investing. After doing a lot of research, i believed that investing in real estate from afar (in this case the U.S) would not be a good starting point since i cant visually see anything and put a lot more trust into someone. 

Yes being in Germany has its own complications (laws,finances) but the big advantage is i know the area and i know how the military thinks on what they want (single and family). 

That is my thought process on why i believe investing in Germany (since i live here) would  be better for me than the U.S. Make no mistake i want to and will invest in the U.S but not until i get a firm grasp and im confident even without seeing the property.

@Taylor L.I went to their profile but since they are a bigger "name" person, i dont believe they will have the time to talk to me about basic questions. Im attempting to look up any posts that they might have done. Im fairly new to this forum so i am still stumbling a long.

Thank you very much for the speedy reply. I will attempt to look at their posts/articles about it. Since i will be most likely in Germany for the next 5-10 years i wanted to start the process now (deals, german laws, etc.). Thank you again for your response.
