So I have a flip we are working on with a few squirrels causing havoc that has cost a lot of $.. we tried trapping ourselves with a lot of different things and have caught nothing yet. We also have a couple rentals in the area that keeps having ongoing issues with mice since the weather has dropped. So far we have used Archer and Griffin and have kept having issues over and over. Im not sure what they were doing but its not working! One of our tenants is threatening to not pay as the mice are actually getting worse! We were going through yelp and nothing seems to have great reviews either.

 I did find two companies in the yellow pages that deal with both issues and was wondering if anything has tried them or heard anything on either one?

I am circling the idea of getting my license to be an agent in MI. Ive heard about 50/50 mix of good and bad. I was just wondering as a career if its something you recommend or do you regret spending the money?

I am moving back to the area. With all expenses per month would run about $1050. I will be self managing as well

Its just outside of kalamazoo limits, I just thought it would be easier to use kalamazoo as a heading since its actually known. I will be using my contracted lawn and snow, utilities are tenant paid.

The facts that I listed is $172k low or high? I always heard your offer isn't low enough until its offends the seller. Lol Idk if thats true

Not yet but were planning on moving soon to Portage or kzoo. So far my dealings with them have been nothing but stellar (especially compared to Chicago agents, which are generally lousy). Just doing my homework really. Normally google or yelp is a great avenue, but they have nothing.

I have an opportunity to buy a duplex near kalamazoo, mi. I was wondering what a realistic offer could be? The tenants are excellent and both long term over 7yrs+ with monthly income of $1850 from both sides. The property does have a few minor issues but nothing terrible. The owner lives a few hours away, he is elderly and sounds wanting out of real estate. Its been on the market over 360 days with no offers. Its dropped from $205,000 to $188,000. It has no offers as of yet.

 Does anyone have a recommend offer to throw out? I was thinking myself around $172,000 to give myself room to work. What do you think?

I know they do a lot of business here in Michigan but have never heard feedback. Anyone have any experiences?

Thank you! The property is a two story 3bd /2b and right in the westnedge and cherryview area. Its just a minute away from Central Middle School. I had checked around a bit here and there and saw rent closer to the better schools have the highest rental rates. 

The crime in Portage is almost nonexistence, lol maybe we should move there instead. Even the best areas in Chicago have something happen at least weekly somewhere.

We just inhertited a property in Portage, MI (the neighbor of Kzoo) close to one of there best schools in the area. I am hoping to rent it out here soon as we do not want to sell it as it has been in the family quite awhile. What is this area like, is it usually easy to rent in these areas? What are your typical tenants like? It seems like a great safe little city with a pretty good amount of things to do nearby. Just wondering what to expect coming into all this! Thanks for reading. ~Josh

Has it paid off so far having both the LLC and the umbrella policy both? I have yet to look into it as of yet with costs but from what I understood the policy itself usually is not that expensive monthly.
