Perry Apawu only you can decide how much is TOO much. Best advice I can give is continue to do both wholesaling and the carpet cleaning until the success of your wholesaling business demands more time and attention than your schedule allows. At that point I would probably make the move to full time (or as your only part time gig)

Rick Harmon how often are you "touching" your prospects after they initially show up on the probate list?

Joshua Dorkin I have been one of those 4k+ likes for a while now and definitely appreciate the contribution of BP in my feed every day. It keeps me reading the blog which I dont always remember to do when I come directly to the site.

This is my first probate mailing. What common motivations are you coming across that the person who is living there would need to sell for a discount so that I can be prepared to touch on those subjects?

I bought my first probate list from Dec. '12 and I was wondering if you mailed to executors with the same address listed as the decedent?

I know this is usually the surviving spouse, but have any of you found it worth your while to do this or do you just stick to the ones with different addresses?

Space is at a premium on bandit signs so keep it basic and only 3 lines, one of which is your phone #. You need to convey what you do and a call to action on the other two lines.

You see the standard "WE BUY HOUSES" sign so often because it is a proven results getter.

Get to know a good real estate agent. They can pull comps for you in less than 5 mins if they know what they are doing.

M Ness with $20k you could certainly outsource your marketing efforts to procure a deal. You would need to speak with whomever you use for your marketing to make sure you are targeting prospects that match your investment criteria. (ie. condo) With some time and persistence you should not have a hard time finding a good deal where you can purchase using cash, seller financing, or a combination of the two.
