Imagine you are in your 20s have a family of 4 and want to get in to this for the long run, you are great at talking to people, not scare to talk in crows, no credit, and finally have not even bought your own property yet. In your expertise what are some things you would have done if you were to start at your 20s with this thing called real estate? What are the first things you would want to learn and master? What are some BP blogs or seminars you would look at? Other than real estate agents what are some must have relationships you have to create?

@Blake Dailey where can I get more resources on this? I would like to roll it over and transfer it to an llc to fund a deal? do i give it to a lawyer to make it work?

Hello fellow investors, I have been contemplating the idea of becoming an agent for NC, I've heard both sides some investors have advice me not to become an agent, some investors have recommended me to do so. other than giving you credibility what do you guys think?

I was in a weekly meeting with a REI group last Wednesday, when someone mentioned that I could use some money from my retirement account to place as EMD and if everything went right (I wholesale a deal) all the profits would go back to my account without being tax. This information came from a very season investor I'm pretty sure its legit can someone point me to the right direction on how I can make this happened? I have a retirement account with fidelity

Hey, I have never gotten a hard money lender yet, however after watching Brandon talk about the financing I wanted to ask how exactly do they work. I have a general idea out a certain % down they finance the rest. Now do they take monthly payments or just one big balloon payment? Do I give the down to the closing attorney or directly to them? Is there anyway I can find out how they work on a step by step, so I don't look clueless when I actually go trough one? Also do they work for any kind of deal?

hey yall, I am a part of a team of wholesalers that I love, I am in charge of the disposition of properties; here is my current issue, I love my team they have helped me grow but after been at this for a couple of months I don't feel that I am growing anymore is more like repetition which cool however I want something more than 10% of the spread, I've done my homework in other niches, there are some that I want to try out; as of now I am low on capital to do my own fix and flip also have no idea how to get one done. I've done a sub 2 deal on my own but was kinda scary since I had to reverse a foreclosure on a property in less than 72 hrs. Here's a few questions I came up with: what is the less inexpensive way to market? I used to knock on doors but the pandemic happened. Should I start my own team or should I talk to my team leader about expanding his team? Should I just focus on the acquisition area since I already know how to dispose of them? I am open to all information that can help me get unstuck from my current mindset thank you so much

hey so I am working a deal with an FSBO, he wants 60k for the property is off-market of course after I spoke to him I notice he is a very wealthy man, and prob doesn't need the money upfront. (i asked the right questions) so I want to get creative with this and offer him this options

purchase price 80K

pay 30k cash now assign the contract to another buyer have him carry a 50k note due on 3 to 5 years no interests

if accepted this will be my first deal to do like this.

here's some questions I don't have an answer to yet.

who will pay the note in?? will I be responsible for it or whoever ends up with the contract will??

is it even possible to assign the contract if a deal is a structure like this??

also anything else I should be aware of using this type of strategy, the property is in Mecklenburg NC

really want to take this thing call life to a new level with different problems and better solutions. not looking for a mentor I got that. my old friends have a poor(low) mindset lets connect

@Jake Hansen thank you so much for your feedback. I am a newbie and was playing around with the calculator. Does amortize simply means the number of years you want to refinance the loan correct? it is a new word for me and I have no clue what it means in the real state world
