@Greg M. FMV: 290k ARV :350k (the house being 2020/2021 standars. And no once they get the money they would buy another property and a couple of rentals. As of now yes they live in the house

@Chris Szepessy They want to owner finance it to someone else and move to a small house and buying a couple of rentals. There bank wont do it ( the laws not in there favor) whom they have a morgage the other institutions want to charge way higher rate

Hey all, here is the situation. My parents are getting old and want to retire, they have the house I grew up on with over 200k in equity and a small mortgage that they still pay. The mayor obstacle that we have is that they don't have a social, they have a ITIN number. So few banks would even consider doing a cash-out/refinance. They few that I've spoken to said that they would do it at a 75% LTV and 6% interest rate. I have an LLC and been wholesaling for 2 years now. Other than refinancing and selling the house how can I get them their money? They want 200k at closing so carrying back a note is not really an option.

@Bryan Noth is one point a usual amount plus interest say for example a 80k loan with 1 point plus 3% would equal to $82400 owe? just wanting to make sure I understand this completely thank you so much for answering
