I made well over 6 figures wholesaling last year. This month I made about 27,675.00 on just two deals. I’m not saying it’s easy but if you have your systems right it can be very lucrative. Maybe it’s my market. Idk. I love it tho. And yes. My main marketing channel is SMS. And my overhead is a small fraction of how much I’ve made this month alone. I’m just going to keep minding my business and keep plugging away. Lol

Asking for future reference. If I successfully assume someone's FHA loan. Can I eventually refinance the said-loan into an investment loan; or any loan for that matter? I apologize in advance if this question seems elementary & thanks in advance.

Reading PA is a cash flowing market... It doesn't appreciate as much as other markets... I would save up around 30-35K and buy a row home free and clear. get a great property manager and capitalize on the investment within 4 to 5 years... If you FHA a multiunit in Reading City I would take a deep look at crime statistics due to the fact you will be away and your family will be without you. Reading PA is a cash flowing market... Single family homes in the city do not appreciate very much. However, with the right marketing and team behind us we are still able to purchase row homes with as little as 15-35K... When looking for cash flowing rentals we typically run our numbers based on the amount of years we can capitalize. If we're within 3-4 years of capitalizing we consider it a good deal... Rent rates are going up also... Typically for a single family row we are charging upwards of 800-950 per month. Also, one thing to consider is the tenant base: Reading City has a tough tenant base and can be a nightmare if good property management isn't in place. Screen your tenants, have good property management in place, hire a Realtor who can assess homes block by block & you should be in good shape.

Reading PA is a great place to start. We just locked in a Triplex for 57,200.00 in a decent area and rents are upwards of 725.00 per unit. Arv is anywhere between 127K and 135K... surprisingly, this property was on the MLS. Good luck on your journey and if your looking for deals I'd be more than willing to help :)

Cap rates are great in Reading PA. Get a great property manager and screen the hell out of everyone. You should be fine.
