Best advice on flipping a property and then making it a rental?

Looking into investing a few properties that are flip worthy, and then rent them out. We are searching locally in Reading, PA. What is the best approach to make this happen as far as it goes in getting financial assistance and getting a bank to assist? Looking for beginners advice and suggestions!
