Hello! I might soon be purchasing my first rental property and needed some help. Is renters insurance needed? If so, why? Or is the landlord insurance all that is needed? Thank you!

@Account Closed thank you so much for this breakdown! And yes, you're located right across from me! Is the Gross Multiplier a tool to basically tell you if the investment is good or not correct? I looked a little on this and some people use monthly gross rental income and others use annual gross rental income. Not sure why. Found the book and purchased. Thank you for that!

Totally agree with you. The best way to avoid getting played is trying to get educated as much as possible. I really appreciate the time for sharing this information and the advice. Thank you Jack!

@Alfredo Castro I was analyzing deals here in Compton to get some insight into how analyzing deals worked. I started looking at Bakersfield though. Prices are a little more affordable there.

Hello! I'm new to RE and really excited to get started. I've tried to educate myself by reading, podcasts, webinars etc. Now, I would like to start networking to learn a lot more. Currently live in Compton, CA. I've been trying to analyze deals just to get an idea of how the numbers work. Not sure if I'm overthinking but I'm having a hard time trying to input the data as accurately as possible to obtain a good idea of the return I would get. What would you guys recommend in terms of trying to accurately use rent, management fees, maintenance etc for example to properly analyze deals. I've been using information from redfin to estimate rent for example but other websites have completely different numbers. What would you guys recommend? Thank you all!
