I had a buyer for a property that fell through at the last moment and I was quickly able to get a second buyer. He signed the Assignment Contract and Purchase Agreement for a price we agreed on.  I have a third buyer, who's offering more than the second buyer, how can I get out of the contract without legal penalties?

Looking for All Cah$ and Quick Close! Gutted and treated. This 3/1, 1820 sqft, 2 acres home will be a great flip/rental. ARV $120k asking $50K OBO.

@Vanessa Castillo , finding cash buyers was my toughest area of defaults. Although I did marketing and befriended realtors and attending REIA meetings, I was still not able to close deals as fast as I wanted. It wasn't until I joined up with fellow wholesalers that I started to do more closings.

@Jamie Williams ,  the negotiating tactics: I kept in constant communication with seller and letting them know that buyers were interested but the property was priced too high. They came down in price. Now, I let the sellers know, up front, that in order to sale fast the price has to be right and I make sure that they are open to going lower.

@Tera Carter , CL-Craigslist, FB-Face Book, JV-Joint Venture. The 4-plex did need repair. I used an estimated repair form that I received from my mentor. I also watched pods from this site located in the education tab. Best of luck, Tera! Keep asking questions :)

Adam Meier, I work with lower income projects to the higher end projects and commercial in between. I once had a 4 plex under contract. I plan to keep the spectrum open and even venture out to other states, such as TN and TX.

John Hixon, once I got the contracts, I used Backdoor, CL, FB, and JV deals. I also put signs in the neighborhoods that said "HOUSE 4 Sale, $60K!" There was one deal where the ARV was $201K and asking was $75K.

I've been Real Estate Investing (wholesaling) since July 2016 and I've had my ups & downs. It was easy to get homes under contracts, via cold calls, bandit signs and referrals. But it was hard finding buyers. I learned to negotiate better because everyone loves the greater deal. Through persistence and patience I know my efforts will make me more proud and profitable for 2017.  I love this gig and would not change it for the world. Here's to an ADVANTAGEOUS 2017! CHEERS!!!

Seems like you have some wiggle room with your fee. Take the $5k and move on. Unless you're going to flip it and make a profit.
