Post: Rehab Financing options ??

Hello BP!!! I am currently in the works of closing a deal but I am a bit short on rehab funds. I am planning on meeting with several family members to see if we can work together and have them act as a private lender. In case this does not work out do you guys know any institutions that lend for rehabs alone ? and if so, for what rates or terms should I be shopping for ? btw the property is being bought cash, in case this helps with your answers. Thanks !!!

Hello BP !!! I have done a few flips up until now but I have them under one LLC. I was recently told be a fellow investor one LLC is needed for each flip project that is done. I did not get the chance to understand the reasoning behind his statement but I wanted to clarify this with you guys. Am I doing the right thing or am I missing something here ? thanks in advance !!!

@Don Konipol Thank you for your response ! I was referring to something a bit less official where I could simply show a project with comps and finance estimates that I could show to friend and family investors. Nevertheless your answer was very useful as well so thank you !

Hello BP!! First of all happy holidays to everyone and I hope your new year is filled with love, health and wealth !

I wanted to jump in the forums and ask if anyone has a Deal Presentation Template or Market Analysis Template they would like to share with me so I can get some ideas on what I can present to investors. Also any templates you may have to keep track of all projects or deals done where pictures are also attached.

@Matthew G. makes total sense, did not thought about that. Maybe if I could partner with someone that has been already doing it and has experience would make sense.

Thanks to everyone for the responses, since I am familiar with fix and flips which involves construction I was thinking on possibly doing new cons as well.

Hey everyone ! I am meeting very soon with an investor that has $1M ready to invest with my company in Real Estate. I know this is a good problem to have but I wanted to ask from you guys, what do you think is the best idea to generate returns at max every 3-4 months. My investor wanted to buy and hold apartments here in Miami but after talking to him he realized he could be making triple the money by lending me for my flips. But I wanted to present to him more of a diversified investment plan where we can tackle different investments and diversify his streams of income. Any suggestions would be greatly appreciated !

@Ned Carey @Nathan Gesner i thought about doing that, offer a low enough price that he would either have to accept it or show me the house to work on the numbers in his favor. I was not to sure if to take this approach so thank you for reinforcing that idea.

Hey guys ! So i recently came across a deal that really called my attention and i tried scheduling a showing so i could visit the property with my contractor. When i asked the owner he said the property was currently rented and he did not want to bother the tenants, he asked to take his word for what the house needs in repairs and once an offer is accepted he would let the tenants know they had to go in 30 days. I obviously would not buy a property i did not look at, but at the same time it is a very attractive deal. Have you guys had any similar experiences ? if so, how did you handle it ? any tips or suggestions would be greatly appreciated. Thanks in advance !!!
