Post: Double Net Lease

I own a mixed use property (4 residential units, 1 Commercial unit) and need to update the lease of the Commercial tenant. When I first bought the building I did not know the difference of NNN or gross leases so I just copied and pasted the previous owners lease. Now I want to update or amend the lease to a DOUBLE NET LEASE to reduce my expenses.

How do I do that? Write a new lease? Add an amendment??

Does any one have an example of a DOUBLE NET LEASE I can look at?

 Posted a listing in one of my1BR/1BA rentals for $1100. Average rent in my area is around $1100-$1300. I’ve got a lot if interest at $1100 and have prescreened them all.

I feel like I’m missing an opportunity to get higher rents but I already offered it at $1100. 

Should I tell them I’m raising the rent due to lots of competition???

What are most paying for mixed use property insurance nowadays?

I have a mixed us prop; 4 residential; 1 commercial space. In 2022 insurance was 5500, 2023…6500…2024……they’re quorting me $8700….wtf???? Can anyone recommend some brokers???

Post: Sister takes keys to vandalize ex bf property

I am a landlord of a 4 unit building where I rent one unit to my sisters ex boyfriend/baby daddy. I keep the property keys on the key holder on the wall. My sister took the ex boyfriend spare key off my key ring without permission and vandalized his things. How can this affect me and what’s should I do? 

Obviously the bf, my tenant, feels as if I was involved and expects some sort resolution however, I told him thatin a sense I too am a victim of B&E as she didn’t have my consent to the keys.

I will be changing the locks and apologizing for the trouble but I feel that is all I am required to do, right? He needs to deal with the authorities and my sister. She shouldn’t habe taken the keys from my house without permission.
