Hello all I want to get into house flipping. I am a plumber by trade and city water distribution operator by profession. I am looking for advice and possibly partners ( contractors, cpa's, real estate agents, etc) for my first flip. I live in Northern California in the Sacramento area. I have my finances In order for my first flip. If there is anyone that can give me any advice on properties, bids, help on walk through, or what ever anyone thinks I may need to know. It seems like the seller agent is playing games with the buyer agent and not being straight forward so I guess he's just trying to get answers that they aren't giving his agent.

That's fine, my friend told me that his buyer agent said that the seller agent couldn't talk to him directly, because he was the buyers agent client not the seller agents. I wasn't sure if that was a thing.

In California If I have a buyer agent but want the seller agent to answer some questions can I speak directly to the seller agent without my buyer agent present?
We do have a buyer agent. But the seller agent hasn't told us when they are going to submit our offer. Like they are waiting around for some better offer before she presents ours.

Hello everyone

My wife and I are looking to by our first house. It has been a hard one to say the least. Being out bid, sellers pulling house off market, etc. any way we recently found a home that we lived in Northern California and we submitted an offer and list price. But we're not sure when the seller agent has submitted our offer. How can I find out or what should I do to know my offer has been seen by the seller.

Hello everyone. I'm looking for information about FHA 203k loans and what are the steps I should take in dealing with a contractor. Should I have a checklist of things I would like them to check or can I tell them what I would like upgraded on the house? I would like to hear from investors who have had experience with the 203k. Hello everyone First time Creative investor. I am looking for a contractor in the Sacramento area that has good feed back in dealing with FHA 203k loans. I am not sure where to start so if I can get some help heading in the right the direction that would be awesome.

 Ok I understand that lenders believe I will default on an investment property before my primary residence. But what if I don have a mortgage or rent in my primary residence. So that would put my investment property as the only property I would own. (This would be my first deal.) Is there any leverage in that with a lender?
