Just read that Clark county will allow STR for the unincorporated parts of the county next year. Does anyone know which parts of Clark county will be best for this? Also if there are any experienced people or agents that have insight in this, please comment. My wife and I want to focus on Vegas now.

I’m in the same boy where the numbers don’t work here in Cali especially for a new investor. I’m setting my sights in the Midwest as well. Hopefully you can narrow down a market.

I recently saw  a post by Kris Krohn who’s a real estate guru about buying houses under $250k markets that will appreciate big time in 5 years. He was saying that to look for markets that will grow and appreciate double than the purchase amount. Do you guys know what markets he’s talking about?  Most markets I’ve seen that are decent at starting at least at $400k. Seems intriguing

I know that the big players in the STR market have been the Smokey's, parts of Florida and Joshua Tree but it seems like the price point are high and the bidding competition is crazy. Can you guys recommend some great STR cities at a lower price point in the Midwest, south or really anywhere that works.

Thanks guys! I have been analyzing like crazy. My wife is getting a deal with her own lender separate from me and we're about to close on an STR but I want to start on my portfolio knowing that I won't get as high of a loan because of my tax write off income. My biggest challenge is finding the right market. Definitely has to be out of state

I’m looking to buy my first property and I want to grow this business to where I can be financially free. I really want to focus on out of state properties since Cali is too expensive. My target market is Indiana. So I was wondering what my day to day should look like when starting out. Any recommendation would be appreciated

@Ryan Moyer the house in themed out like crazy in Kissimmee but we would probably add more. Price per sq is almost double the price for the beach house compare to the Kissimmee. I'm also worried about being in an HOA which the price can go up right?
