West Oak Lane, Mt Airy, and spots of Germantown is probably my favorite place in the city to find rentals for investors. Plenty of single family inventory that you can purchase between $50k-100k, Very consistent rental rates around $1500 monthly, if you are will to make it look a little nicer than whats on the block, also gives you a better quality tenant.

Are you looking to fix the properties up yourself, or would you be looking for rentals already rehabbed or well maintained? In other words, If you're looking to gain equity  in the properties you would be buying by fixing them up yourself, tougher to do that around Drexel/UPenn. I have to agree with @Yuriy Skripnichenko, unless you're looking outwards towards West Philly. I.E. Cedar Park neighborhood. 

However, they're are PLENTY of diverse areas to invest in rentals in the city right now. From West Oak Lane and Mt Airy, to Brewerytown and Francisville; there some great opportunities in Delaware county even with high property taxes.

I am extremely happy with site, I think it's incredibly organized. Almost every scenario of real estate investing is played out over and over again here with fresh voices in every convo. 

In comparison to the time I've wasted in places like connected investors, BP pro is money well spent.

Hey @Zul R. I just sold one a few blocks away in Cobbs Creek, same square footage as the property you bid on; a contractor came in with a bid at $40K for the whole project. 

Somewhat similar of a job, demo of a few walls on first floor, re finishing the hardwoods, updating kitchen (ceramic tile flooring and cabinets)and bath(Vinyl flooring), little bit of work on front siding, finishing a basement, dry wall anywhere it's needed included, and removing a back enclosure. 

Judging from the small peak of the outside of the one you were looking at, Your deal might have needed some repointing of the brick outside, maybe, maybe not. A lot of deals I move in South Philly need the basement to be dug a few feet. I've never heard anyone refer to $4000 a room, kitchens definitely do not equal bedrooms in terms of spending money.
