 are you also running into issues renting units? I am with a property manager and I live overseas, so i cannot lease per room, as much i would like to.

I also invest in this area. My advice is to hang in there for a few months until after the back-to-school rush hits. If no one takes it for the new school year, then look at a new strategy. Maybe also, in the listing, you can lease per room for multiple students.

I am looking into condos in the Myrtle Beach area, I am looking to go up to around 65K purchase price and have found many in the area. I am also looking for ocean front/view only to help keep the place rented out. I keep coming across the HOAs that are higher in fees and upon further research some seem to even pay for power and water in room. This would be ideal for me since I want to be able to keep the bills down as much as possible and I know paying for the power could get crazy high in the seasons. I also keep coming across people saying financing might be more difficult for these as well, possibly. 

Another step I have found is property managers that specialize in vacation rentals. Most I have found are doing around 30 percent of the payment and having the renters pay for cleaning. I would use this company since my work is out of state and I travel a lot, so I have no time to keep up with everything on my own.

Is there anyone who has experience in the area of condos? I would love to hear some possible hidden fees to look out for and more general knowledge on this subject.

Hello,

My name is Joseph Wilson and I am currently trying to do buy and hold real estate in the Greenville NC and surrounding area. Currently I am looking at buying an apartment or possibly a mobile home or two, so I can get my foot in the door of real estate. My problem now just like most is getting the financing. My current credit and background will allow to get around a 65K loan, leaving me the trouble of putting down the usual 20% for the up-front cost. Exploring all my options is crucial at the moment and I am reaching out every way I can since this is my first deal if I was successful. Is there anyone who can help with advice on getting some odd ball loan to help me ease the initial payment, or any private investors that would like to speak? I am open to all advice given on this forum. Have a good day and thanks for your time.
