Hi all!

I'm based in Canada and am looking for a US citizen to partner with on deals, as the lending options for US citizens are much more attractive. I do have money to contribute towards financing the deals, but am looking to find a US partner who can also contribute financially and is willing to be the name on the mortgage.

I work with John Bianchi as an analyst and have become quite good at finding deals. I am a currently being mentored by Michael Elefante, Logan West, and Danielle Miranda who all have extensive experience in the STR world. I also work in Whistler, BC in vacation rental management which I love and would like to be the sole person managing my properties on a daily basis.

If anyone is interested in partnering on deals, could you please DM me and tell me your pre-approval limit and the down payment required, how much you'd be willing to invest in one property, your minimum expected cash flow, CoC, and ROI, any markets you're specifically interested in, when you'll be financially ready to pull the trigger on purchasing a property, and any other factors that are important for you when considering a deal? I'd love to hop on a call and discuss further!

@Joseph Taylor it is possible for Foreign Nationals to get financing in the US for Short Term Rentals - including DSCR loans which are underwritten using the projected short term rental income of the property (AirDNA, Rabbu, Etc). But you are correct, the loan terms will be much better if you have a US Citizen as a partner.

Thanks, @Adam Windham and @Zach Edelman. I've looked into DSCR loans but need to put at least 30% down and currently my interest rate would be between 9 and 11%. At this time I think it would be better to partner up and leverage more of the banks money. Appreciate the input though!

On one hand, you sound like you’re willing to use your cash if somebody else will use their credit and get a loan. Then you make it sound like you want somebody do use their cash and their credit.

 


 Sorry for the confusion. I'm trying to say that I have money to bring to the deal but would be looking for a partner to secure the mortgage in their name.

Hey everyone,

I'm looking for an accountant to help me with my 2020 taxes and future filings. I'm looking for someone with similar interests/investments to myself. I have investments in the stock market and in some cryptocurrencies and am looking to purchase my first rental property before the end of 2021. I'm a self-employed consultant who gets paid in USD.

Hey everyone,

I'm new to real estate investing and am trying to get educated before preparing myself for my first deal. I've read a few of the BP books and am awaiting on a copy of Rich Dad, Poor Dad from Amazon (which is constantly being pushed back for delivery, currently June 4th). In the meantime, is there anyone in or around Ottawa that would be willing to loan me a book centred around real estate investing? I'd really appreciate it.
