I can see I need more details. It’s been a month and the house is still dormant in the market. Id say there wasn’t another buyer at the same time as me. This house works as a rental at asking price but I came in 10k under asking. That’s when they told me normally they sell to people who can’t Qualifie for a home on their own using seller finance. they wouldn’t sell for less then asking price. So I rounded up to nearest thousand of asking. Offer to pay closing and agent fee. resent the offer as-is to let them no I wouldn’t try to change terms later. Declined. It’s less about the 100 that’s such a small amount  of money. It’s more about the verbal agreement and I agreed and they still declined. If only doing seller financing is what they want why lead me to believe they would sell out right?

Hoa =7297

Vacancy 7%=1092

Pm 10%=1560

Maintenance 5%=780

Capex5%=780

3692$ at 4%

So a house in my area declined my original offer. They also stated they wouldn’t take any less then asking price. I returned a offer of 100 dollars over asking and they declined it again. I got a response of a round about way of saying I wasn’t the type of person they wanted to buy the house. I’m guessing they work with people who normally can’t buy a home and want to pursue a buyer that meets that criteria. Does this happen often/is it ethical?

I would say options 3 and 4. I’m in the construction Industry and free quotes are pretty normal as the guys want to lock in the work. Also, having a veteran investor view the property with you Couldn’t hurt. He/she may even give you good insights on what to look for when your on your own.

Joseph bass out of Chattanooga Tennessee. Born and raise in this beautiful town. I currently own one rental here in Chattanooga, and work as a general foreman for Lawson electric co. As for goals I don’t see my self in my current field forever. I’d like to be full time in real estate and investing in real estate. I haven’t dialed in exactly what sub group of real estate Appeals to me the most. So for now If the numbers work the numbers work.
