So historically I have always put my BRRRR homes in a 30 year fix product from a DSCR Lender after my renovations are complete. I'm eligible to attain more convention bank financing and my question is should I? 30 year fix at 7% vs 5 y Ballon 20 y am at 5.5%. My payments would be roughly the same but I wonder if it's best to lock in the 30 years now or go with the 5 year Ballon with faster principle paydown. My fear is in 5 year what if rates are even higher ? What are your thoughts

Have you ever had an RAL ? Do you think most people that open shop previously worked in assisted living as an employee and thats how they get the experience needed to gain financing?

I have the opportunity to purchase an assisted living facility in North Georgia just out side of chattanooga Tennessee. I have zero experience in the commercial and assisted living side of investing (single family only up to now). Without having any experience in this class where would you start if you were me? Anyone familiar with Georgia regulations willing to talk with me ?

Often times on the podcast and in books they talk about your ability to say "no" and how important it is. You should be able to say to all things that can distract from your goals investing. Then other times they will say that giving is the number one thing to do. To be selfless and add vaule. To make everyone else's life easier will inevitably make you successful. Can you help me draw a line in the sand between the 2 statements and how they both could be achieved?

I'm looking into hiring a coach to help me achieve my investing goals for 2021. Im curious who has experience with using coaching programs (grant Cardone, Tony robbins, fortune builders, emyth, etc...) . Would you recommend any others mot mentioned? Would not recommend one specifically and why?

I've been looking into coaching recently and noticed 2 paths. The mindset path with proformance coaching ( i.e. Jason drees- Brandon turners coach) and a buisness/invesestor coach that more best practices and systems. Im one year into real estate full time and have 6 properties currently so I have a long way to go and a lot to learn on the way. With all that being said what advice would you guys give me in picking a direct or to not hire a coach at all and maybe just hire an employee to lighten my load?
