I totally hear ya, I was thinking of structuring the deal where I’d put $10 and the actual end buyer puts $2490 so they have more earnest money, and can have more leverage and less risk. The sellers just being very difficult and wants everything under the sun. I’m just trying to find a way that makes everyone happy.

@Lauren B. I’m just starting out so I was planning to only put $10 escrow, does this mean I should put down $1000+ in escrow?

@Bill Brandt it’s a home that’s definitely under preforeclosure, definitely not a scammer or schemer I’ve been talking to her for a while, she’s behind on her payments because she was hit by a truck and out of work.

She could stay in a hotel or a friends house but she would still have all of her furniture and belongings in the house, is it unusual to just give them some time to move their stuff out into an apartment they can pay a deposit and first month on after closing?

come up with a fair amount for rent and penalties for not leaving on time or “broom clean” and proof of insurance, utilities etc. 

there is almost no upside to you and a bunch of risk. What if the seller signed a lease to rent your place for a year during those days? Sure it won’t hold up in court but you’re going to be in court fighting that fight. 

But what if its a preforeclosure and they need the cash to move out?

Seller wants 10 days after closing to move out. More specifically, if we close on the 21st, they want until the 1st of the next month to move out. Or if we close on the 3rd of the next month, she wants until the 15th to move out. What should I write on the purchase and sale agreement, and what should I write on the assignment contract?

I'm just starting my wholesaling journey in Orlando, does anyone recommend a Wholesale/Assignment Friendly Title Company in Orlando? Any tips?
