Thank you so much for your input.  I am able to qualify for the finances.  It concerns me a little that if I do purchase 10 units without any experience I could be in for some very rough real estate life lessons.  But it’s nice to know that others have done this and are successful.

Hi, Joe here new to the game!  My end goal as I’m sure everyones is to create passive income.  Anyone start by buying apartment complexes?  Would you do it again knowing what you know now?  If I can make my first purchase with 6-10 units that is already generating cash flow is there any reason to start small if my ultimate goal Is to own 6-10 units?

Hey David I’m guessing you meant $27,500.  

425 cash flow is awesome 

425 x 12 = 5100

5100/27,500 = 18.5% ROI

This sounds like a great find!  Nice job!

Thanks Jen. My goal at the moment is to have 300/month cash flow with a ROI > 12%. I live in California so I do plan to use a property management company. Do you have any that you would recommend?

David that’s amazing!  Are you using a property management company?

With 20% down is it reasonable for me to expect 300/month cash flow in this area?  Using this calculation I figure in the next 6 years I could own 5 properties.  Thank you both for your responses.

Hi everyone, Joe here new to the forum and a new real estate investor in Phoenix, Az.  I have found a few properties that meet my criteria but am curious what the vacancy rates Are like in Phoenix?  How do I calculate this into my projected monthly costs?  Thanks for the help in advance.
