@Bryant Myer Covid has crushed commercial real estate, with the exception of Amazon warehouses. I don't see commercial real estate coming back regardless of who is in the Whitehouse. Companies have figured out that remote employees are more productive and they no longer need costly office space. Brick and mortar retail will never be the same. Online shopping will dominate for decades. I'm sure there are a few more exceptions but residential real estate is where it's at.

@Lisa Leary 1. You can't buy the property unless the owner sells it you. Unless, its up for tax or mortgage foreclosure. Check the Sheriff Sale listings.

2. Does the son have POA? If not, no deal. If yes, then the mortgage gets paid off by the seller at settlement.

@Kristine Pedersen The rehab looks great. You obviously know what mistakes you made but consider it a valuable lesson. Philly is a block by block city. It is extremely important to not only know the neighborhood you invest in but know the street even better. Best of luck going forward.
