@Liz C. I own a 390 sq ft condo in the Fairmount section of Philadelphia. Purchased it in 2007. I had never had a vacancy. Fortunately, it's close to a major university and I get alot a graduate students as tenants. Have you tried listing it on Zillow? It's free and I have great success on Zillow.

@Meti Kay Check your "condo docs". You should have rec'd these prior to settlement. If they have restrictions on flipping and/or renting, it would be written in the bylaws.

@Ore Aina-Badejo A couple of comments. Are you looking for cash flow? or appreciation? If you are looking for cash flow then the answer is easy, don't do it. Did you include vacancy, repairs and capex in your analysis? You will certainly be negative cash flowing. Regarding appreciation, you are taking a risk not just because it's speculative but this particular area of the city is still very sketchy. You are already paying at the highest price point this area has seen and its just a matter of time before prices level out or decline. More importantly, the downtown philly rental supply has been increasing and vacancies are increasing as well. This does not bode well for this type of investment. There are many other areas of the city that can cash flow. Best of luck!

@Justin Seng I highly recommend having your own realtor and have them schedule multiple looks at many properties. This process is valuable to you as you get to understand the values of the market you are in. I would recommend against buying the first property you look at on realtor.com without having completed your due diligence on other properties in your market. Having the sellers realtor show you a property is ok but do not use him or her as your agent at closing.

@Joshua Truppo Yes it is possible to work full time and BRRR and/or Filp houses. The absolute key is hiring a competent and trustwothy GC. The GC will manage the entire project. I own a business, work 45-50 hours a week and have 5 children. I just recently completed my 3rd BRRR in just over 18 months. My GC managed everything. My role in this rehab process was to stop by the property at least 3 times a week just to make sure everything is going as planned. Most of my time spent on these BRRR's was spent searching for and getting these properties under contract. Another very important aspect of this process is to communicate very clearly in writing exactly what your rehab details are and the completion date. SFR with legal use as multi family (duplex). Total rehab. You can rehab as sfr or duplex. This area of Philly is hot. $65K firm.

@Birgit Williams www.courts.phila.gov Under search records, click on Municipal Court. You can seach by name of plaintiff and/or defendant. All landlord tenants cases would be filed in Municipal Court, but if appealed, would be appealed to Common Pleas Court. DM me if you have any other questions.
